The real estate agent is not going to be able to deliver a seller JV the same way you can.
It doesn’t matter how you give it to them, even if they understand it, they won’t be as passionate about the strategy as you!
If you’re hoping an Agent will ‘sell’ the concept to the homeowner you’re essentially relying on someone who probably doesn’t really understand the concept as well as you do & who doesn’t have as much incentive as you to get it over the line.
Instead, if the agent is onboard, because they have the home owners trust, have them set-up the meeting & that will give you the opportunity to build rapport & present your solution.
You don’t have to rely on Market growth to flip houses
People often tell me I’ve had it easy because Perth has had some solid growth.
I’m not going to disagree that market growth does some heavy lifting, but my last deal the market went backwards.
I sold it for $23k less than I did the one next door.
I knew going into the deal that I wouldn’t fetch the $620k sales price that I did next door.
I did my initial feaso on $580k sale price & at that price it still stacked up.
I ended up with a $597k sale price & a $90k profit.
Even with a falling market I still had a great result!
This was because I bought it well on the way in.
I made my money on the way in by buying it exceptionally well.
