When it comes to flooring for the houses that I’m flipping, I typically use a hybrid floor throughout all the living and the bedrooms.
I use hybrid throughout for the following reasons:
1. Cost effective
2. One less trade (because I’m not having a carpet layer out also)
3. Tiling is too expensive
4. It looks good
5. It can be dressed up with staging (They use mats etc)
In the wet areas I typically use a 300mm x 600m tile. I only tile the floor; I’m not doing floor to ceiling tiling because obviously that’s a lot more expensive. The only time I’ll do floor to ceiling tiling is when the house is double brick and it previously had wall tiling, there’s no other option unless you skim/ re-plaster the wall again.
