Should I engage a buyer’s agent to source me properties to flip?

Well, it’s most likely going to depend on the buyer’s agent, of course some could be great, but the reality is most buyer’s agents are not going to send you deals that stack up…

Most likely they’re going to send you through old beat-up houses that are renovator delights on-market or coming to market, but they won’t have done a feasibility & or know if it stacks up for a flip.

Often, I see BA’s trying to pass on renovator delights for 15k or $20k below market…YUCK! These deals don’t have the price disparity you require!

So here’s my tips for working with a BA:

  1. Be specific with them and give them a price guide that you can pay in that area which will work for your numbers.

  2. Be very careful about paying a BA a retainer, because chances are you won’t get it back if they fail to deliver.

  3. Don’t put all your eggs in one basket & rely solely on the BA to find you a deal

But overall, I think the more people looking for deals for you the better!
