Jordan and Nigel made $260,000 profit after all costs on their first property flip.

Off market.
Never advertised.
Never went to market.

Read that again.

First deal.
$260,000 profit.

⸻

Jordan and Nigel are business partners… kind of related… step-son and step-dad.

They decided to join forces and tackle their flipping journey together.

And here’s what makes this deal even better.

Nigel lives next door to the property they secured.

⸻

How the deal happened

Nigel didn’t really know his neighbours.

One day, they had a chat.

They told him they were separating and needed to sell.
They didn’t want agents.
They didn’t want open homes.
They wanted a quiet, clean solution.

Nigel offered to buy it.

After some negotiation, the deal was done before it ever hit the market.

Purchase price: $900,000.

This wasn’t a typical investor property. These are one-acre lifestyle blocks in Falcon. Big homes. Usually family buyers, not investors.

Nigel also negotiated early access before settlement, allowing works to start immediately and keeping holding costs extremely low.

That’s the power of negotiation.

⸻

The result

They conservatively expected a resale around $1.3–$1.4M.

It sold for $1.5M.

Always run conservative numbers. Upside is a bonus.

⸻

The deal

Off market
Purchase: $900,000
Renovation: $245,000
Sale: $1,500,000
Profit: $260,000 after all costs

Split evenly.
$130,000 each.
From their first deal.

⸻

Why the partnership works

Jordan is based in Perth.
Nigel is on the ground in Falcon.

Two locations.
Two hunting grounds.

Nigel handles feasibility and numbers.
Jordan manages trades and execution.

Clear roles. Shared vision. More deals.

⸻

They’re already hunting the next one.

After a $260,000 profit on their first flip together, this partnership is only getting started.

Incredible first deal, Jordan and Nigel.
