a) Prospect Prospect Prospect until you find a Seller JV Deal. This way you don’t need to buy the property & your only cost is the renovation which you can borrow from a Money Partner.
b) Prospect Prospect Prospect until you find a good deal & then borrow both the purchase cost & the renovation cost from a Money Partner.If you cannot find a MP willing to fund both the purchase & renovation then get two Money Partners. ⏫
If you have a potential Money Partner but they’re worried because you don’t have any skin in the game, then propose a Joint Venture & offer them a bigger return. 🤑
Even if you had to give 50% of your profit to your JV partner on your first deal, at least you are in the game & then you can invest your profit into your next deal. 💵
