Okay, so you keep hearing property flippers talk about price disparity in the FB group and you’re wondering, what is price disparity?
Quite simply, for a property flipper it is the difference between the price of an unrenovated property versus a renovated property.
The reason why large price disparity is important in a suburb is because if there is a big price disparity, it means it’s easier to make money flipping in that suburb.
In saying that, it is not always that simple to find suburbs with such a large price disparity and this means you need to think outside of the box to be able to make flipping profitable.
Personally, I focus on buying off-market to avoid competition which helps me buy below market value.
You can also be creative and add additional bedrooms and bathrooms to get that extra uplift.
Or you can use data to help get that extra uplift by renovating in suburbs with imminent price growth
